Alexandra Hills has recorded Redland City’s largest increase in median residential property values over the past three years with a jump of 23.4%, according to Queensland’s Valuer General.

Other localities to record large increases are Point Lookout (19.5%), Victoria Point (16.4%) and Redland Bay (12.7%).

Across all of Redland City, the median residential property value increased by 9.1% from 1 October 2015 to 1 October 2018.

The statutory land valuation process

The site value of properties is determined by the State Government’s Valuer General and advised to each property owner. Valuations can be checked on line.

Land valuations are used by councils as a guide to determine what to charge in rates, and for state land tax and state land rental amounts.

The new valuations become effective on 30 June 2019

Land owners have until 7 May to lodge objections to the statutory land valuations assessed by the Valuer General.

Increase in the number of residential properties

The number of residential properties in Redland City increased by 1,541 between 1 October 2015 and 1 October 2018. The localities which experienced the greatest growth in the number of residential properties were Thornlands (770) and Redland Bay (523).

If we look at the last ten years we find Alexsndra Hills the Star performer with increases in UV over 30 percent but the Southern Moreton Bay Islands fell by a whopping 47 per cent. Russell Island fared worse and really needs a kick along.

We all know the key phrase of real estate agents when determining property values. They say three things are important and they are “location, location, location.” Now imagine if a member of Redland City Council or a senior member of QLD State Labor owned an expensive waterfront property at Toondah with beautiful, expansive views over Moreton Bay towards the islands. That view alone would give them location and a high property value. Would they support a proposal to obscure that view with thousands of units built right in front of them up to 10 storeys? Of course not. So why do these same elected councillors and politicians even consider a proposal by a wealthy developer to dredge 42 hectares of environmentally sensitive wetlands in order to obscure the views of the existing residents? Perhaps we should ask them. They are certainly not acting in the best interests of the residents who elected them.

You can see the valuations on the SMB Islands are directly reflected by the lack of attention to infrastructure both transport and communication, road sealing and health services over many years by all levels of government. This community has been deliberately ignored by the very ones that have the power to improve the lives of the residents in employment health and education and you have to wonder why this is so! It is a bloody disgrace. I hope they send a clear message to all responsible at the next elections.
