Plans for a 128 block residential subdivision at 26-52 Kinross Road in Thornlands have been advertised for public consultation.
This development application RAL24/0054 is advertised for public consultation because the developer proposes to build 15 dwellings on land which is currently zoned Recreation and Open Space in the Redland City Plan.
If development of dwellings in the area zoned Recreation and Open Space is approved, the width of a planned east-west fauna movement corridor on this site would be reduced from about 90 metres down to 50.9 metres at it’s “pinch point”.

Of the 128 lots proposed for subdivision, about two thirds will be smaller than 400m2. The average block size will be 445m2.
To comply with Council requirements, the developer is proposing to develop a 3.82 hectares community park on the site. Plans submitted with the development application show that a farm dam is to be filled.
Hundreds of Koala habitat trees are in for the chop if this development is approved. The developer’s ecology consultant counted 534 koala habit trees on the site. Only 78 (<15%) are guaranteed to be retained. A table in the ecologist’s response to Redland City Council’s questions is reproduced below. Significant trees are defined as those with obvious hollows or are more than 500mm diameter at breast height (DBH).

Through a separate development application which was code assessable (MCU24/0149), the same developer has already obtained Council approval for a medium density (dark pink) development 54-62 Kinross Road which includes 128 townhouses and a small food and drink shop.
A traffic consultant’s report estimates that additional traffic generated by both developments (RAL24/0054 and MCU24/0149) could be 2,288 vehicle movements daily when all three stages are completed – assumed to be in the year 2030. The impact of traffic from these Kinross Road developments on the already congested Boundary Road has not been addressed.
The project developer is Harridan Pty Ltd. The land is owned by Mr Wade Mellish a principal of Harridan. Mr Mellish is also involved in Mirabel Thornlands Pty Ltd, the developer of Precinct 1 off Springacre Road in the Southern Thornlands Priority Development Area.
The invitation to “have your say” was advertised in the Courier Mail on Monday 12 January. The closing date for making a submission to Redland City Council is 25 February 2026.
Submissions with RAL24/0054 in the subject heading, should be sent to The Assessment Manager, Redland City Council at rcc@redland.qld.gov.au

This a detrimental application, further limiting the access of wildlife to their habitats and does nothing to improve the area.
With small blocks comes narrow streets with most people not using their garages due to multiple cars, therefor reducing the roads to one lane.
The area is already locked with caravans & boats permanently parked on roads or nature strips limiting vision when leaving your driveway.
This development will only make things worse, stop being so greedy and think of the residents who move to Redlands for the space, Redlands is on the way to being another Brisbane, therefor no differentiator between the two.
The current road widening sounds like a plan that should have been done years ago as the council was obviously aware of the future development. The current plan poorly researched, another exit road should have been built before turning Kinross Road into a one-way road during construction.
Wake up Redlands council, you are losing your identity.
