Ambitious plans for Mount Cotton including a 250 room five-star resort at Sirromet, and a possible capacity increase for the Golden Cockerel chicken abattoir, are being proposed by experienced property developer Stephen Williams.
A key driver for development is planning to significantly increase capacity of the Golden Cockerel plant which currently produces about 50% of all chicken consumed by Queenslanders.
A constraint to expansion of the Golden Cockerel plant is finding an environmentally acceptable solution to the plant’s wastewater management.
Mr Williams has devised a solution which involves processing the Golden Cockerel plant’s wastewater at the Mount Cotton Waste Water Treatment Plant, then piping the treated water north to the Sirromet property where it would be used to irrigate a new 18-hole golf course.
The new golf course (including nine holes to be floodlit for evening play) would be part of a major new resort project including a 250 room five-star hotel, some timeshare holiday accommodation, and a health and wellness retreat.
Plans for land on the eastern side of Mount Cotton Road between the Golden Cockerel plant and Sirromet include closure of poultry sheds as part of a strategy to minimise the Golden Cockerel plant’s risk of exposure to the H5 virus (bird flu).
Plans are already underway for these poultry sheds to be replaced with new facilities west of Brisbane.
Once the poultry sheds have been removed, development options being considered for already cleared land in this area include large lot residential dwellings similar to the nearby properties along Sanctuary Drive.
Areas of designated koala habitat near the existing poultry sheds would be retained as conservation land. This koala habitat is adjacent to the 160 hectare Heinemann Road property which Redland City Council purchased in 2017 with the intention of developing new sports fields. The Council’s sports fields plans have been frustrated by failure to get Federal Government environmental approvals.
Land north of the Golden Cockerel plant, on the western side of Mount Cotton Road, is proposed for development as an industry/technology precinct.
Mr Williams says that this precinct would be planned for uses which are compatible with both the expanded Golden Cockerel plant, and neighbouring rural properties which include the Mount Cotton Organic Fruit & Veg farm.
To facilitate his ambitious plans, Mr Williams is proposing that the State Government include land proposed for development in the SEQ Regional Plan’s urban footprint, and that the Government also declare a new Priority Development Area encompassing all of the land proposed for development.
Mr Williams says he is hoping to get planning approvals in the next 12 months, so that the new 250 room resort can open in time for the Brisbane 2032 Olympics.
Yet again, a proposal for environmentally destructive and purely profit making development.
