1054 koala trees to be cleared for Double Jump Road development

Plans for development at Double Jump Road in Victoria Point which would require clearing of 1,054 koala trees have been published for public comment for a period of ten days in accordance with Federal Government environmental laws – the Environment Protection and Biodiversity Conservation (EPBC) Act.

The proposed project includes a 240 lot single-dwelling subdivision, two medium density residential areas, and a small commercial/retail area.

The development, proposed by Sutgold Pty Ltd (a subsidiary of Fiteni Homes) was made a Controlled Action under the EPBC Act with a Preliminary Documentation level of assessment on 14 June 2024. It is a Controlled Action because of impacts to endangered koalas and vulnerable flying foxes.

The EPBC number for the proposed Double Jump Road development is 2024/09825. Here is a link to the project referral documents.

Double Jump Road development footprint

Impacts of Double Jump Road development

The Preliminary Documentation Report prepared by environmental consultants 28South says the proposed development’s direct impacts will arise from the loss of habitat associated with the removal of 32.57 ha (86.2% of Project Area) of mainly pastural grassland and open woodland.

This development is expected to result in the clearing of 1,054 non-juvenile koala habitat trees (NJKHTs) according to a Koala Habitat Tree Plan included as Figure 17 of the Report.

Proposed offsets

The Double Jump Road development proposal will result in a Significant Residual Impact of 32.57 ha of habitat critical to the survival of both Koalas and Grey-headed Flying-foxes.

The proponent proposes to offset the residual impact through two offset agreements each with a duration of 20 years as detailed below.

The Proponent has entered into a Heads-of-Agreement with a third party offset provider Cherish the Environment Foundation Limited (Cherish) to deliver and manage the offset for a 20-year period at the Woolshed Offset Area located 74 km to the west of the Proposed Action in a rural area of the City of Ipswich. The total area of the offset property is 88.63 hectares.

The Thagoona Offset Area, (also managed by Cherish) comprises 25.21 hectares located near Rosewood in a rural area of the City of Ipswich.

The locations of the Woolshed and Thagoona offset areas are shown on the map below.

    1. I wish to express my concern about the proposed clearing of 1,050 koala trees in the Fetini Estate on Double Jump Rd. My question is where will all the koalas and wildlife go to after the clearing?. I have lived for 12 years on the established Estate adjacent to the new Arc Estate which butts up against Fetinis new estate. In all these years I have never seen a kangaroo in my neighborhood, till recently seen one grazing in my front yard. I believe this is because of the new Arc estate which used to be the wildlifes territory, but now being displaced and looking for food.

    2. Double Jump Road Development:
You will never stop the decimation of our wildlife and natural environment, until you start voting for political parties and independants who value and prioritise them over development at all costs.
Redlands City area is a constant money mine for developers, and a painful destruction for the natural environment.
When it comes to investment and development, koalas do not count. The development history in Redlands shows that. Just follow the money.

      1. Voting for an electioneering promise is only to buy votes. It’s been proven by our local councillors, the mayor and the state member in each and every campaign they ran. Oh, and then they have a problem discarding those promises. Just more government accountability.

    3. when will this destruction of our area stop. the council make a stand for us ratepayers and not the wreckers (builders) the lack of wildlife is very obvious in all areas now and can only get worse also we lack infrastructure to handle all the extra people

    4. Aside from the loss of MORE wildlife habitat, I also feel that this growth in the Redlands population, in one instance is being seen on the roads as they now seem to be busy all day long and it is making travel more costly in time.

This also makes me wonder has all the extra infrastructure expansions due to our population increases been costed accurately as we seem to be paying high rates here. I also wonder if the developers pay their fair share?

    5. Double Jump Rd is barely a secondary road and certainly not suitable for semi-trailers and earth-moving equipment, let alone all the additional traffic it is going to bring.
Who is going to pay for the widening and new traffic lights at Redland Bay Rd?
      Fiteni won’t.
      Council will overlook it.
      Ratepayers pockets???

    6. Fitini would be one of the largest builders if not the largest, and this much power makes huge wealth, Council may need the money, but this is not the way to make it. Please don’t sell us out to enlarge your power, by making money from developers

    7. The Council is in damage-control mode due to its inefficiencies and almost daily blunders,
I can’t recall a single project that ever came in before time or under budget. Most project costs blow out by 50-100% and take twice as long as budgeted.
Who cares? Just handball the problem to rate increases.
Doubling the population doubles the collectable rates, meaning doubling their income. It doesn’t mean doubling their inefficiencies to keep parity with what they currently fumble with.

Is there a petition against this development?
It is outrageous to think that planting in an “offset” area, kilometres from the site, is acceptable.
Most Redlands residents do not want to see further destruction of wildlife habitat – for whatever reason.

    9. To me, shifting wildlife out of the Redlands, clearly sends a message that they don’t want to have it or preserve our heritage.

    10. The clearing of advanced 1054 Koala food tree to allow the development of more housing at Double Jump Road is absolutely disgraceful. The offset of planting the same number of tree in a rural area in the City of Ipswich is absurd and ridiculous. Not only will it take years for these trees to obtain a significant size to be food for Koalas, but they are also inaccessible to this endangered species.
I ask the following questions: What are the remaining Koalas supposed to eat and live in when these trees are gone?
What about the other wildlife that habits this area – flying foxes, possums, gliders, wallabies and kangaroos supposed to feed on when it is covered with houses and even before that.
Whan are developers going to stop being greedy and think about sensible development to allow our native wildlife to survive and enrich our beautiful environment? This absolutely enriches our lifestyle here in the Redlands.

    11. The koalas are also generally coastal dwellers, where they can get better-shaded vegetation and the coolness of the bay breezes. Out west, the terrain is a lot more arid, and with their thick, furred coats, they will struggle if there is no shade.

    12. Everyone overlooks the two entries on the eastern side of this development’s boundary, accessed from Arc Bvd, off Clay Gully Road which intersects at Vic Pt SHS. Clay Gully is ONLY one lane in off Cleveland-Redland Bay Road @ SHS and has a new Child Care Centre within 50m of that main intersection. Already it gets blocked because folks cannot get in and out of SDA Village main gate which is apx. 40m off same intersection on the northern side of Clay Gully Rd main intersection and look closely, Clay Gully Road will become entry for this development’s north-eastern & east boundaries entry points; which in turn, appears will eventually be through roads within this new estate, to link up with future development on its western boundary. Yet More Traffic, Yet More Cart before the Horse. All the development on Clay Gully Road through to Bunker Rd has wiped out most of the wallabies… I walk through there regularly… there are but few survivors, another dead wallaby on the road this week (30/9); it is so sad to witness… just nowhere for them to go. Koalas around my walk? Never hear, see or smell one! Ditto to my walks around Pt Halloran wetlands… or Les Moore park. All gone. There would be outrage if we treated ‘humans’ in the same manner, planting trees 50klm away is no refuge for our wildlife.

    13. Further environmental CRIME from the grifting Redland Council and the Lying Narcissistic Polluting State Government!!!
